Beautiful detached home in the heart of Tuscany, near Lucca and the coast. This lovely house is surrounded by nature and peace, with fantastic views over the valley and hills, kissed by the sun all day, with total privacy whilst still easily accessible and close to restaurants, coffee bars and shops.
The house consists of a bright kitchen/ dining room opening onto the terrace to the front of the house on the lower ground floor, a big living room with fireplace, another room, currently a store room, but can be used a study with a door opening to the garden; plus a laundry room, a bathroom with shower and another storeroom under the stairs. The internal staircase leads to the first floor, where there are two bedrooms and another bathroom with shower with a fantastic panoramic, west-facing terrace. There is independent access to this level, if required.
The house is presently used for letting purposes and so on the first floor there is also another kitchen while on the ground floor the living area has been divided with a sliding door to create another bedroom. It could easily be rearranged as a family home with two or three bedrooms. The house was fully renovated six years ago and it is presented in very good condition. There is air conditioning/heating, adjustable within each room, there is a pellet stove in the kitchen downstairs as well as a fireplace in the living room downstairs, plentiful hot water. There is good wifi. Private parking in the driveway for two cars, and also on the street for one car.
In front of the house there is a private garden which is approx 1,700 sqm, (a bit less than half an acre) with beautiful olive trees and a fabulous view. Currently, there is a raised-edged-swimming pool and a technical room for the pool. It is likely that planning permission would be granted for a full swimming pool. The perfumes of aromatic herbs such as thyme, sage and rosemary complete the magic that surrounds the house, the terraces and the pool. The surroundings are very beautiful: you can walk in the surrounding orchards and forests for hours, walk from hamlet to hamlet or go to the village and buy some tomatoes, a piece of bread, some wine, some cheese and enjoy your meal on one of the terraces of the house or near the pool.
It is wonderful to visit the many picturesque villages in the surrounding area, like Partigliano, Fondagno, Pescaglia with winding, narrow and often steep alleys and streets. It is worth a trip to Castiglione di Garfagnana with its castle and impressive defensive walls, nearby. There are many good restaurants in the area such as Guzzanello Ristorante or Mulino della Volpe which serve typical Tuscan dishes and excellent 'porcini' mushrooms. The closest supermarket is in Valdottavo, just 10 minutes drive or the big Esselunga of Marlia close to Lucca is not far. The nearest market is every Tuesday in Valdottavo. The nearest bus stop is located on the Partigliano piazza which is a 10 minutes’ walk and the nearest train station is in Diecimo, about 10 minutes by car. The village of Diecimo with shops, coffee bars, ice creams and pizzeria is handy. Lucca in under 30 mins and beautiful Pietrasanta and Viareggio are both close by.
Pietrasanta is a town set around a central piazza and flanked with lovely cafes and excellent restaurants. The town has always attracted artists and sculptors and there are many exhibitions held whether in the piazza or in one of the beautiful vaulted halls. Viareggio is set on the sea front with a wide golden beach and art deco buildings along the main street. There is a marina and excellent sailing opportunities. Viareggio is set at the end of the Versilia golden coast and is famous for the spectacular 'Carnevale'.
The town of Lucca is a walled historical city that endears itself to everyone who visits. Hidden behind imposing Renaissance walls the cobbled streets, elegant piazzas and shady promenades make it a perfect destination to explore on foot or ri.
