Modern and bright one bedroom apartment of about 45 sqm, on the 2nd floor (without elevator) of a residential building in the Bolognina area, a neighborhood close to the new Municipality of Bologna and a short distance from the high-speed train station and the Fair.
The apartment was partially renovated in September 2021 paying the utmost attention in the choice of materials and finishes.
The air conditioning is supplied with two splits, one in the living room and the other one in the kitchen, while the heating is autonomous. The latest generation windows offer optimal thermal and sound insulation.
For the floors, bleached oak parquet coatings were chosen which, together with the neutral colors of the walls, give the property a relaxed and welcoming atmosphere.
The entrance leads to an anteroom from which you can access both the living room, the bathroom and the kitchen.
Furnished with an antique cabinet that supports the 32" Smart tv, in front of which a comfortable double sofa bed (140 x 200 cm) has been placed, the living area also offers a desk complete with its seat, as well as two eco-leather armchairs and one large chest of drawers.
The eat-in kitchen is made with custom-made white lacquered furniture and is equipped with a complete set, as well as equipped with dishwasher, column refrigerator, freezer, electric and microwave oven, toaster and washing machine.
Guests have access to an extendable table capable of accommodating up to 4 guests.
The sleeping area completes the apartment: separated from the kitchen by a sliding glass door, the bedroom is equipped with a large 5-door wardrobe and a double bed (160 x 200 cm).
The bathroom is pleasantly finished with a mosaic in shades of blue and furnished with a large crystal shower cabin.

Area:
The apartment is in a highly strategic position as it is close to the historic center (reachable in a couple of bus stops), the high-speed train station, the exit for the ring road and the Bologna Fair.
The area is also served from the point of view of shops: about 400 m. Away there is a large supermarket. Furthermore, along the adjacent via Corticella, there are several restaurants (sushi, pizzerie, trattorie), bars and pubs.
Public transportation:
Bus n. 27 stops in the immediate vicinity of the apartment and leads respectively to the center and to the train station, the journey takes less than 5 minutes.
From Piazza dellunitã , on the other hand, there is a line that quickly reaches the Bologna Fair.

Parking:
The apartment is outside the Restricted Traffic Area (ztl). It is possible to park on the blue lines: parking is free on Sundays and everyday from 20.00 to 8.00; and for a fee during the daytime hours of the weekdays.

Pets are allowed ( 20+vat per night, limited to the first 5 nights).
